What if leasing paid $100k and a property manager was paid $60k

Imagine the leasing role paying $100K and the admin-based property manager role paying $60K.

Sound backwards? I don't think it is. And I want to walk you through why, because I think this is one of those predictions that sounds ridiculous right up until the moment it's obvious.

How we got the hierarchy we have

The career ladder in property management has looked the same for decades. You start in leasing or as a property officer, showing properties, doing inspections, the outside work. You "graduate" into property management. You take on a portfolio, and your seniority is measured by how big it is and how much of it you run from your desk. Getting off the road and into the office is the reward. That's the top of the leaderboard.

Nobody designed that structure for the industry we're heading into. It just accumulated. We hand leasing to juniors because that's what we've always done, not because it's where junior skills belong.

Look at what the leasing decision actually is

The person choosing who moves into a property is making a call that shapes the next three or four years of that tenancy. Get the right tenant in and it's smooth sailing; rent paid, property cared for, renewals straightforward. Get the wrong one in and you've bought years of problems: arrears, disputes, tribunal dates, an owner losing confidence in you with every phone call.

Now add up what sits inside that role. Reading the property and its market. Owning the marketing. Communicating with the owner constantly through the vacancy, which, if we're honest, is when owners are most anxious and most likely to judge you. And then the judgement call itself: this person, in this property, for these years.

That is not junior work. That is some of the highest-consequence decision-making in the entire business. We've just never priced it that way.

Meanwhile, look at what's happening to the admin

Automation and offshore teams are coming for the inbox and the paperwork. Not eventually... now. Lease preparation, data entry, arrears follow-ups, routine correspondence, the 150-emails-a-day treadmill. The software talks to itself. The virtual assistant drafts the documents. The property manager who built their seniority on being across all of that admin is watching their moat drain.

Here's the uncomfortable equation: salaries follow scarcity and consequence. When the admin can be done by systems and support teams, admin stops being scarce. What stays scarce is the human work, the property knowledge, the relationships, the ability to sit across from an owner and be trusted with a decision. If the admin-heavy version of the PM role becomes the supported, entry-level seat, and the client-facing, judgement-heavy work becomes the senior seat, the money follows. That's not radical. That's just what happens in every industry when the routine work gets absorbed.

What this means if you're a property manager

Ask yourself: if I stripped the admin out of my week, what's left? If the answer is "not much," that's a career risk and it's better to see it now than in five years. If the answer is relationships, negotiation, local knowledge, and the calls only you can make, you're about to become very hard to replace. You're the person other agencies will try to poach.

The move isn't to hold the paperwork tighter. It's to let it go faster than everyone around you and get deliberate about the work that can't be delegated.

What this means if you're a business owner

Have a look at who's in your leasing seat and what you're paying them. If your most experienced person is buried in a portfolio's admin while a first-year is deciding who lives in your owners' biggest assets, you might have your best judgement in the wrong chair. I'm not saying restructure tomorrow. I'm saying run the thought experiment before your competitors do.
